An electrical inspection is easiest when the electrician can see the installation clearly, test circuits safely and speak to the person who knows the property. Knowing how to prepare for an electrical inspection can reduce disruption, avoid unnecessary return visits and help identify safety concerns without delay.
For homeowners, landlords and business owners, preparation is not about trying to fix faults before the visit. It is about providing safe access, useful information and enough time for proper testing. A qualified electrician should carry out the inspection and advise on any remedial work required.
Know what type of inspection you have booked
The preparation needed depends on the purpose of the visit. An Electrical Installation Condition Report, commonly called an EICR, assesses the condition of fixed wiring, consumer units, sockets, switches and other parts of the electrical installation. It may be needed for a house purchase, a landlord’s legal duties, routine maintenance or concerns about an older property.
A commercial EICR can involve more planning. Offices, shops, schools, warehouses and other working sites often have several distribution boards, restricted areas and equipment that cannot simply be switched off in the middle of the day. In these cases, agree a testing plan with your electrician before the appointment.
An inspection following a fault, damaged cable, repeated tripping or a recent flood is different again. Tell the electrician what has happened, when it began and whether any work has already been carried out. Clear information helps them investigate efficiently, but never attempt to dismantle electrical equipment or expose wiring yourself.
Make the consumer unit and electrical points accessible
The consumer unit, also known as a fuse board, is the starting point for much of the testing. It must be accessible, with enough room for the electrician to work safely. Move coats, storage boxes, furniture and other items away from the area before the appointment. If it is inside a cupboard, make sure the cupboard can be opened fully.
Access may also be required to socket outlets, light switches, fixed appliances, smoke alarms, outside supplies, garage circuits and any separate distribution boards. You do not need to clear an entire house, but sockets hidden behind heavy furniture or rooms filled with stored items may limit what can be inspected and tested.
In a commercial property, arrange access to plant rooms, risers, locked cupboards, roof spaces and tenant areas where relevant. Nominate someone who has keys, alarm codes and authority to grant entry. Delays caused by inaccessible areas can affect the scope of the report and may mean another visit is needed.
Plan for power to be switched off
Electrical testing can require individual circuits, or occasionally the whole installation, to be isolated for short periods. This is normal and helps the electrician obtain accurate results safely. The amount of downtime depends on the size, condition and complexity of the installation.
At home, save computer work, charge essential devices and be prepared for lights, Wi-Fi, heating controls or appliances to go off temporarily. If you have medical equipment that relies on electricity, explain this when booking. A suitable testing arrangement may be possible, but safety and the nature of the installation will determine what can be done.
For a business, planned downtime is usually the most practical option. Consider tills, servers, refrigeration, security systems, machinery, access controls and emergency lighting. Testing outside trading hours may reduce disruption, although it depends on the building’s use and the work required. Do not assume every circuit can remain live throughout an EICR – discuss operational priorities in advance.
Gather previous electrical paperwork
Any records you have can give useful context, particularly in newer buildings or properties that have been altered. This might include previous EICRs, installation certificates, minor works certificates, fuse board replacement paperwork, electrical plans or records of recent remedial work.
These documents do not replace inspection and testing, and their absence should not prevent an electrician from attending. However, they can help identify the age of work, circuits that have been added later and issues noted previously. For landlords and property managers, keep the latest report available alongside details of any completed remedial works.
It is also worth noting recent changes to the property. An extension, loft conversion, new kitchen, electric shower, EV charger, outbuilding or air conditioning system can all affect the electrical installation. Mention any additions, even if you believe they are separate from the area being inspected.
Flag faults and concerns honestly
Before the visit, make a short note of anything that does not seem right. Examples include a circuit breaker that trips, flickering lights, buzzing sockets, damaged accessories, warm switches, burning smells or lights that fail intermittently. Include when the issue happens and what is usually running at the time.
This is particularly useful where a fault is intermittent. A circuit that only trips when the washing machine is on, for example, needs a different investigation from one that trips without an obvious cause. Photographs of visible damage can help if the issue has changed, but do not take risks to get them.
If you notice burning smells, scorching, electric shocks, sparking or a damaged cable, treat the situation as urgent. Keep people away from the affected area where possible and contact a qualified electrician. Do not reset a circuit repeatedly in the hope that the problem will disappear.
Prepare tenants, staff and household members
A smooth inspection relies on people knowing why an electrician is on site and what may happen. Let tenants know the appointment time, explain that access to electrical points may be required and confirm who will be present. For rented homes, this avoids last-minute access problems and helps ensure the inspection is completed properly.
In workplaces, notify staff about possible brief power interruptions, particularly teams using computers, machinery or sensitive equipment. Ask them to save work and follow any site procedure for shutting down equipment. If particular rooms must remain operational, such as a server room or production area, identify them before the inspection begins.
Pets should be kept safely out of the electrician’s working area. Young children should also be supervised, especially if testing is taking place at the consumer unit or in several rooms.
Understand what the electrician is assessing
An EICR is not a cosmetic check. The electrician is looking for signs that the installation may be unsafe, overloaded, deteriorated, incorrectly installed or no longer suitable for its use. Testing can reveal faults that are not visible from the outside, which is why access and controlled isolation matter.
The final report will normally record observations using classification codes. A C1 observation indicates danger is present and urgent action is required. C2 means potentially dangerous, while C3 recommends improvement but does not by itself make the report unsatisfactory. FI means further investigation is needed before the condition can be fully assessed.
An unsatisfactory report is not a reason to panic, especially in an older property. It means remedial work is needed to bring identified issues to an acceptable standard. Ask the electrician to explain findings in plain language, prioritise urgent items and provide a clear quotation where work is required.
What not to do before an electrical inspection
Avoid covering faults with new faceplates, repainting over damaged accessories or replacing fuses and circuit breakers with different ratings. These actions can create further risk and make diagnosis harder. Likewise, do not remove consumer unit covers, open sockets or attempt your own electrical repairs.
It can be tempting to tidy away extension leads and adaptors before the visit. Tidying is sensible, but tell the electrician if you rely heavily on them because there are not enough sockets. Persistent use of extension leads may point to a practical improvement worth discussing, such as additional outlets or a circuit upgrade.
A properly prepared visit gives the electrician the information and access needed to do the job without cutting corners.
